New to Indie Talk

Hello everyone! Like many of you, I have been writing for awhile. I have several screenplays under my belt, and in the last few years have written a TV Pilot and a Short that have won some awards. My main genres are comedy and romantic comedy.

A producer is potentially interested in optioning my TV Pilot, and I wonder if anyone can give me some advice as to what to expect. He mentioned having a line producer come up with a budget, and he would option the script for 4% of the budget. Is that a reasonable amount? If someone could recommend a book or website that talks about options, contracts, etc, I would appreciate it.
