The film looks really good!
The trailer just needs to be tightened up. Each "scene" tends to hang on either a look/reaction or a line too long... tighten all that up. And don't end on humor. You can keep that in the film but in the end, where they say "Gentrification" (that's a "duh" moment that's almost comedic) and how rents go down, the character says "maybe I can get one too," take that out. It might be a funny line for the film but it changes the mood of the trailer from suspense to comedy. Leave it with suspense... where they talk about the racial killings but still wonder why, don't have that "duh" moment and what follows.
