Many commercial leases, and almost all residential ones, have a clause in them that prohibits "immoral , illegal, or objectionable" use of the space. They can also include restrictions against any use that would disturb other tenants. If you are considering renting a studio or other space for filmmaking of any kind, you should always read the lease thoroughly before signing it.
